JULIEN KERN

Gentleman driver and real estate executive: between a passion for racing and wealth management

Julien Kern embodies a generation of Swiss leaders who conduct their professional lives with as much rigor as their personal passions. A property manager at FIDISA, a company based in Renens and operating primarily in the cantons of Vaud, Fribourg, and Neuchâtel, he never hesitates to cross borders to race in Belgium or Germany, whether on the track or in historic hill climbs. A fan of air-cooled engines (Flat-4 and Flat-6), he lives his passion to the fullest, juggling client files and strategic steering committee meetings. An encounter with a man who charts his course at full speed, yet with precision.

What is your vision today of the property management profession in French-speaking Switzerland, and how does FIDISA differentiate itself in this competitive market?

The property management profession is a vital cog in the local economy. For me, it’s a bit like working in automotive mechanics: we’re the oil in the engine, the essential link between landlord and tenant. It’s a demanding profession, increasingly technical and legal. At FIDI SA, we represent the interests of property owners with fairness, competence, and transparency.
Our management company has been in business for almost 60 years. We have maintained a human touch and genuine agility, which allows us to adapt quickly to our clients’ needs.
Our team is composed of federally trained professionals, guaranteeing high-quality support.

The real estate sector is undergoing a major transformation: digitalization, sustainability, new expectations of owners… How does FIDI SA support its clients in the face of these changes?

Digitalization is obviously an important lever, but at FIDI SA, we always prioritize dialogue. Not everything can – and should not – be digitalized. Human relationships remain central to our approach. We also support our clients in sustainable initiatives, progressively integrating new environmental and regulatory requirements, while never losing sight of the realities on the ground.

What are the main challenges you face on a daily basis as the head of an independent property management company?

Competition is increasingly fierce, particularly with the arrival of players capable of acquiring entire portfolios of real estate. In response, our strength lies in our knowledge of the local market and our ability to manage niche properties, which are often complex. We emphasize our expertise, our close client relationships, and our flexibility.

What advice would you give to a property owner wishing to maximize the value of their real estate assets in the coming years?

You need to know your return objective perfectly and adopt an entrepreneurial approach, both in the short term and in the long term.
This requires sound investment management, but also rigorous maintenance of assets. Working with experienced professionals allows you to anticipate problems, optimize costs, and ensure the long-term appreciation of your assets.
